Sale and purchase, bridging loan
Buy the next home before selling the current one: the bridging loan explained, with what happens if the sale takes longer.

When the new home is found before the old one is sold, a bridging loan advances part of the expected sale price. It is repaid when the sale goes through.
What we set up
- An estimate of the current home, to size the bridging loan prudently
- The main loan for the rest of the purchase, if needed
- The duration of the bridging loan and what happens if it is exceeded
Documents to gather
The usual documents, the title deed of the current home, a valuation by an agent, the outstanding balance of any loan still running.
Good to know
We simulate the case where the sale takes longer than planned, so you know your monthly costs in that situation before you commit.

A loan commits you and must be repaid. Check that you can afford the repayments before you commit.
